For a community that was largely developed 40-50 years ago, the Aspen Valley has its share of dated housing stock that could use a little re-fresh. This is why we are seeing so many remodels and new builds happening in Aspen and Snowmass. Understandably, Sellers don’t always want to invest in a remodel before they sell a home but it's striking how successful good staging can be in marketing a home and a successful sale.
I have had the great opportunity to use my own staging items and in some cases purchase new furnishings resulting in quick and above-market sales. But when a seller is reluctant to re-decorate or paint there is the next best solution that I have been able to offer my clients. It's called virtual staging and can be done using 3-dimensional technology to remove furniture, change colors and finishes, and create a whole new look through photography alone. This allows a buyer to imagine the possibilities.
Below you can see some examples of both actual and virtual staging.
Upper Ranch Road, Aspen
Using my own staging supply and clients' existing furniture, we gave this home a contemporary and fresh look. Sold for $2,750,000 in under 60 days.

This condo was listed in 2014 for $1,050,00 and then relisted again in 2018, this time repainted and re-furnished with a staging budget under $10,000. It sold for $1,180,000.

This single-family home is one of my current listings in Oklahoma Flats. Virtual staging helps buyers see the potential in the beautiful, but heavy log interiors.
